استراتژی عملکردی طراحی پروژه که دارای زمینی با نورگیری شمالی و جنوبی است، استقرار حوزه‌ خصوصی با نورگیری کامل در جبهه‌ شمال و حوزه‌ عمومی با نورگیری کامل در جبهه‌ جنوبی، و بخش خدماتی در میان این دو بود. این برخورد با عملکرد، باعث نوعی کمینه‌گرایی و وضوح در طراحی پلان، بدون هرگونه بیان پیچیده شده است. همچنین، این سادگی و تک‌بیانی در طراحی نمای پروژه، به صورت وحدت‌دهی به عناصر کالبدی خارج بنا (نما، سقف پارکینگ ،دیواره‌ها، کف پارکینگ و محوطه) ارائه شده است. محصول این دیدگاه، پوسته‌ای قابل تبدیل به عناصر مختلف بود که در طبقات، به صورت جداره‌ دوپوسته و شیشه سراسری (پانوراما) درآمد.

نمای پانوراما، دیواره‌‌ای کاملاً شفاف در داخل نشیمن ایجاد کرده که با طراحی فضایی حائل بین قسمت پرنور و قسمت نشیمن، باعث تلطیف ارتباط داخل با جداره‌ پرنور شده و سیر از داخل به خارج بنا، با سلسله مراتب کیفی نور همراه شده است. این تغییر کیفیت، نه تنها به واسطه‌ نور، بلکه به کمک در هم‌آمیختن فضای داخل و خارج نیز انجام شده که آن را با تراس‌هایی احاطه‌شده با شیشه که در فضای واسط قرار داده‌ایم، میسر ساخته‌ایم.

ویژگی‌های طرح
ـ استفاده از سازه پیش‌تنیده برای حذف ستون‌های مرکزی ساختمان که فضای پارکینگ و داخل ساختمان را سیال‌تر و گشوده‌تر کرده است
ـ استفاده از یک فضای حائل که هم مفصلی بین درون و بیرون ساختمان فراهم کرده است و هم نمای پانواراما را کادره می‌کند و می‌تواند مکانی برای نشستن و نظاره بیرون باشد؛ جانمایی تراس‌هایی برای ارتباط بیشتر با فضای بیرون و هوای آزاد نیز، به فرصت‌های کیفی این فضای حائل افزوده است.
ـ پوشش جداره‌های شیشه‌ای برای تراس‌ها، با هدف عدم گسیخته‌شدن یکپارچگی سطح شفاف نما
ـ استفاده از سطوح سرتاسری بازشو برای دریافت نور در تمام عرض نمای ساختمان و فیلترکردن نور در هنگام ورود به ساختمان، از طریق ایجاد بافت در سطح پوسته خارجی نما
ـ تداوم و تک‌بیانی عناصر خارجی، با استفاده از اتود فرمی مشخص در اتصال عناصر کالبدی خارج بنا

The functional strategy of the design in this land that receives light in both north and south sides , put the private zone in the north side and the public zone in the south side, both with ideal light. The service zone was located between these two parts. Having faced the function like this, we caused such clearness in planning, without any complicated expression. This clarity is presented in the façade too, by unifying the body elements of the project (facade, roof, the wall of parking floor and the yard). The outcome was a double-skin glass façade. This panoramic façade has made a completely transparent shell in the wall. By designing a middle space between the outdoor bright environment and the hall, the connection of inside and outside the building was purified. This quality was made by both altering the amount of light in these spaces which was done by the glass balconies located in the inter-space.

Post tension structure is used in this building to provide longer spans and more useful spaces inside the building. Using this structure brought out other advantages, like having the best parking spaces and also preparing the better layout for inner spaces. Heating packages and ducted splits are used as heating and cooling systems in this project. To remove the radiators , the geyser of the package was linked to coil of the splits, so that all the heating and cooling systems were located in the suspended ceiling space.

Design Features
– Using post tension structure to eliminate the central columns
– Using a buffer space which is a link between the outdoor environment and inner space, and also is a suitable place for sitting and watching the outside of the building
– Locating balconies for having more communication with the outdoor environment
– Opting glass as the material of the balconies to prevent from breaking the harmony of the transparent façade of the building
– Consistency in presenting the external elements; Using the specific forms in linking the elements, in the façade of the project
