ساختمان اداری ـ تجاری سعادت‌آباد در زمینی به مساحت ۲۵۰ مترمربع و دارای دو بر شمالی و جنوبی، در کنار بلوار سعادت‌آباد واقع شده است. این ساختمان دارای یک واحد تجاری، پنج واحد اداری در پنج طبقه، یک طبقه پارکینگ و یک طبقه انبار است.

شهر آشفته و نابسامان امروز تهران که بخشی از آن در فرسودگی روزگار دور خویش و بخشی در سوداگری این روزها، چهره خود را مخدوش و مشوش می‌بیند، آینه‌ای شده است برای مردمانی که چیزی را از شهر طلب می‌کنند که او سال‌هاست آن را به فراموشی سپرده است، مفهومی به نام کیفیت. کیفیت را از آن دسته مفاهیم تکوینی می‌توان دانست که در طول زمان و در بستر ارتباطی که یک بنا با مخاطبانش برقرار می‌کند، می‌توان سنجید، مخاطبانی در گستره وسیع شهر تا فرد.

هر بنای معماری دارای دو وجه وجودی است، بیرون و درون. بخشی از وظیفه‌ای که معماری بر عهده دارد، تنظیم و شکل‌دهی به رابطه‌ای است که میان درون و بیرون برقرار می‌شود. بیرون یک بنای معماری، بخشی از داخل بنا را همواره تحت تأثیر خود قرار می‌دهد و درون و صورت هر پروژه نیز بخشی از شهر را شکل می‌دهد، رابطه‌ای دوسویه و مدام که هرکدام بخشی از وجود دیگری است. ساختمان سعادت‌آباد درون و بیرون بنا را به گونه‌ای شکل می‌دهد که بیرون و درون، توأمان بر هم تأثیر بگذارند و از هم تأثر بپذیرند. به عبارت بهتر، این پروژه، این رابطه را از سطح گفتمان روزمره ساختمان و شهر فراتر می‌برد و آن را به دیالکتیکی میان درون و بیرون تبدیل می‌کند، دیالکتیکی در جهت تکوین مفهوم کیفیت در شهر و بنا. در واقع، تعریف کیفیت در این پروژه، در شکل رابطه دوسویه‌ای‌ است که میان بیرون و درون بنا برقرار شده است.

شهر شلوغ و آشفته همراه با صلبیت و سختی ساختمان‌ها در برابرش، از یک‌سو، و از سویی دیگر، کیفیت فضای داخل برای کاربران فضا، در بستری از گفتمان مبتنی بر آرامش و پویایی، بر هم منطبق شده است تا کیفیتی نه یک‌سویه که چندسویه را در درون و بیرون تولید کند. آرام‌کردن بدنه شهری و در عین حال، تنوع‌بخشیدن به آن، و افزایش کیفیت فضای داخلی، ایده‌های شکل‌دهنده هر دو جبهه ساختمان هستند. این ایده‌ها در هر دو سو، برای کاربر، شهر و شهروند تعریف می‌شوند و نمای ساختمان را به نمایی پویا و منسجم تبدیل می‌کنند.

در جبهه جنوبی ساختمان، آفتاب تیز با لوورهای عمودی شکسته شده است و بازی سایه و نور در فضا، هم از تندی آفتاب در ساعات کار می‌کاهد و هم فضای داخل را به فضایی دلپذیر و متنوع برای کاربران تبدیل می‌کند. لوورهای عمودی در نمای جنوبی، سرتاسر بنا را چون یک کل یکپارچه به هم دوخته‌اند و آنچه را که جزئیات غیرضروری ساختمان از زاویه دید اصلی در بلوار سعادت‌آباد است، از دید افرادی که در پارک مقابل پروژه هستند، پنهان می‌کنند. این پارک بخشی از ایده شکل‌گیری نمای جنوبی پروژه را نیز به وجود می‌آورد؛ آنچه زیباست، می‌باید از دو طرف زیبا دیده شود. ساختمان از داخل، با فرورفتن در خود، دریچه‌هایی را به سمت این پارک می‌گشاید که کاربران در هنگام کار، منظره پارک را از دست ندهند و از آن‌سو، افراد داخل پارک هم آنچه از ساختمان می‌بینند، نمایی آرام و یکدست باشد، کیفیتی که آرامش را در درون و بیرون معماری، به یک میزان تسری می‌دهد.

نمای ساختمان نسبت به افرادی که به آن نزدیک می‌شوند، بی‌تفاوت نیست و در هر قدم به سویش، بخشی از جزئیات خود را بر آنها آشکار می‌کند. فرم و نوع نماسازی پروژه در قسمت جنوبی باعث می‌شود ساختمان از زاویه‌های مختلف، به شکل‌های متنوع دیده شود. زمانی که از بلوار سعادت‌آباد به بنا نگاه می‌کنیم، فرمی بسته با چهار پنجره عریض به سمت پارک خواهیم دید و هرچه به مقابل نمای جنوب نزدیک می‌شویم، بازشوهای دیگری نمایان می‌شوند و زمانی که به سمت دیگر می‌رویم، باز هم بنا بسته‌تر می‌شود و خط آسمان شکسته آن جلب توجه می‌کند. این تنوع شکلی، از دیدهای مختلف، به بدنه شهری پویایی می‌بخشد.

نمای شمالی ساختمان، گاه چشمان خود را بر هیاهوی شهر می‌بندد و ساختمان را در پشت صفحه‌ای از سکوت محافظت می‌کند و گاه با نیم‌نگاهی و یا نگاهی، شهر را از پشت مردمکان چوبی‌اش نگاه می‌کند. صفحه‌های چوبی نمای شمالی را می‌توان گفتمان کاربر با شهر دانست. این صفحات نسبت به نیاز کاربران، نما را دستخوش تغییر می‌کنند، تغییری که هزاران شکل فرمی را به نمای شمالی می‌بخشد و آن را به موجودی تأثیرپذیرنده از درون و بیرون تبدیل می‌کند. نمای شمالی نیز با مدولاسیونی مشابه نمای جنوبی طراحی شده است. این مدولاسیون تمام سطح نما را می‌پوشاند و بافت آرامی به نما می‌دهد. این بافت باعث یکپارچگی ساختمان می‌شود و مانند نمای جنوبی، جزئیات غیرضروری را از دید شهر مخفی می‌کند. بافت نما در قسمت‌هایی که مقابل بازشوها قرار می‌گیرد، متحرک می‌شود و در سه زاویه صفر، 45 و 90 درجه می‌چرخد. با باز و بسته کردن لوورهای متحرک، می‌توان میزان روشنایی طبیعی فضا را کنترل کرد و همچنین حریم خصوصی فضا نسبت به ساختمان مقابل نیز قابل کنترل خواهد بود.

پویایی و آرامش در فضا، کیفیت‌هایی هستند که در دیالکتیک درون و بیرون این بنا به وجود می‌آیند. این کیفیت‌ها به همان میزان که در درون به دست می‌آیند، در بیرون نیز قابل مشاهده و دست‌یافتنی هستند. آرامشی که به واسطه وجود لوورهای عمودی و پنهان‌شدن جزئیات غیرضروری ساختمان در بدنه آشفته و مغشوش شهری، پدید می‌آید، در داخل نیز با باز شدن دریچه‌هایی به سمت فضای سبز و یا بسته‌شدن دریچه‌هایی به روی چشم‌های مزاحم در دو جبهه نما، مابه‌ازا پیدا می‌کند. کیفیت پویایی در درون این پروژه، با طراحی انعطاف‌پذیر پوسته‌های بیرونی، به منظور کنترل نور و دید، و همچنین ایجاد پلان‌های منعطف محقق شده است و در بیرون، با تغییر نمای ساختمان در نتیجه جابجایی مکان مخاطب و تنوع فرمی نمای شمالی، کیفیات دیالکتیکی را در ساختمان پدید می‌آورد که توأمان، درون و بیرون پروژه را شکل می‌دهد و آن را به بستری برای ارتباط مخاطب با شهر و بنا تبدیل می‌کند.

Sa’adat Abad building is exposed on both north and south parts. The building includes one commercial unit, five offices in five floors, parking space in one floor, and a floor for stores.

Tehran acts as a mirror to people who claim the city about something that they had forgotten for many years, that is an implication called quality. The quality could be placed in the genre of evolutionary concepts which could be evaluated by the communication of the building and it’s users, during the time.

There are two interrelated spatial qualities defining each building, interior and exterior and it is a part of architecture’s responsibilities to form a meaningful relationship between these two aspects. There are always some parts of the interior spaces which are influenced by the exterior and these two together form the urban spaces we experience. This project shifts from a basic relationship between the building and the city to an interaction between the inside and outside, in attempt to establish a better definition of the quality of the building and the city. Not only provides an answer for the needs of the users, but also this building intended to create a connection with the exterior observers.

Creating a calm and varying urban facade and enhancing the quality of the interior spaces are the main concepts of designing the two facades of the project. The building in both north and south sides defines the qualities of variation and calmness for users, citizens and city in different ways.

To prevent the sharp southern sunlight during the working hours, the vertical louvers are used in the southern facade. These louvers create a comfortable light and shadow inside the building and not only make the interior spaces more comfortable, but also these louvers create an incorporated facade. Furthermore, it conceals the unnecessary details of the building from the people who visit it from its main view, in the park that is in front of the project in Sa’adat Abad Boulevard. This park has a great role in forming the concept of the southern facade of the project. Some parts of the southern facade have been pushed inside in order to open a perfect view of the park for the users of the building during the working hours. The people in the park still visit calm and incorporated facade; this is the quality which provides peacefulness to the interior and exterior of the building.

When people move towards the building in each step, they will obtain more details about it. So, the form and the design of the southern facade of the project give different images to the visitors in different perspectives. When the building is visited from Sa’adat Abad Boulevard, it seems to be a solid form with wide openings looking towards the park. And when the building is visited from the front of the southern facade, more opening are appearing, but when it is visited from the other side the building, seems to be more solid again and in this view, the broken skyline will catch eyes. So, this variety of images in different perspectives creates an active urban facade.

The northern facade sometimes close its eyes from the noised city and take care of the building behind a curtain of silence and sometimes glance at the city behind its wooden eyeballs. The wooden surfaces of the northern facade could be described as the dialogue between the users and the city; these surfaces could change up to thousands of forms by the needs of the users and this makes it so impressible by inside and outside. The northern facade is designed by the similar modules of the southern facade and it will conceal the unnecessary details of the building from the city. In front of the openings, the wooden surfaces are rotatable and these could be rotated in three angles of 0, 45 and 90 degrees. Of course, not only the natural light of the interior spaces could be controlled by opening and closing the rotational louvers, but also this would create a great private interior space in the times that is needed.

Variation and peacefulness are the qualities which are formed in the dialectic of interior and exterior spaces in this building and as the same as the interior spaces, these qualities could be observed and comprehended from the exterior. The calmness in urban facade is obtained from concealing the unnecessary details by vertical louvers and in the interior spaces takes place by the wide openings viewed to the park in the southern part and in the northern facade, it happens by rotating louvers to control the light and disturbing sights. The louvers used in the both facades of the project give an active quality to the interior and exterior spaces. When the location of the visitors change, the southern facade gives different images to them and also the form variation in the northern facade brings a dialectic quality to the building which simultaneously forms the interior and the exterior that create an active context for the relationship between the building, the users and the city.
