ویلای ۵۱۳ در شهرک ویلایی F3 منطقه سفین کیش، در زمینی به ابعاد ۱۴ در ۲۵ متر، در دو طبقه، به همراه یک زیرزمین (فضای استخر و جکوزی) ساخته شده است. استفاده حداکثری از بیرون‌نشستگی نما و ادغام فضای حاصل از آن با اتاق خواب طبقه اول، یک فرم باصلابت در جبهه جنوبی این ویلا ایجاد کرده است.
ابعاد بازشوها در دو جبهه اصلی بنا با در نظر گرفتن شرایط محیطی تعیین شده است. از این‌رو، بازشوهای نمای جنوبی در کمترین میزان ممکن و فقط شامل سه پنجره خطی و ورودی اصلی ویلا از کوچه است؛ اما با توجه به سایه‌اندازی و عدم ورود نور مستقیم از سمت شمال و نیز برای داشتن دید به فضای سبز، بیشترین ابعاد بازشوها در نمای شمالی در نظر گرفته است.
یک توده سبز در طبقه همکف و یک دیوار شیشه‌ای در زیرزمین، با ایجاد حریم برای راه‌پله و آسانسور زیرزمین، فضای استخر و جکوزی را کاملا از سایر طبقات جدا کرده‌اند، اما به‌واسطه یک کف شیشه‌ای، ارتباط بصری بین فضاهای همکف و زیرزمین همچنان حفظ شده است.

Villa 513 has been constructed on a plot 14*25 meters, on two floors, with a basement. The maximum use of exterior projections and integrating them with the floor area of the upper bedroom creates a solid form in the southern facade.
Considering the environmental conditions, the dimensions of the openings have been defined on the two main facades. The openings of the south facade are as minimal as possible and include only three linear windows and the main entrance of the villa from the alley; while due to shading and the absence of direct light entering from the north side and also to have a view of the green space, the largest dimensions of the openings are considered in the north facade.
A green mass on the ground floor and a glass wall in the basement, have completely separated the pool and jacuzzi area from the other floors, by creating privacy for the basement stairs and elevator; but through a glass floor, the visual connection between the ground floor and basement spaces is still maintained.
