آپارتمان بلوار در طبقه همکف مجتمع مسکونی‌ـ‌تجاری بلوار اصفهان واقع شده است. این مجتمع در سال ۱۳۵۸، در مجاورت زاینده‌رود ساخته شده، و بخش مسکونی آن شامل دو تیپ واحد فلت و سواره‌پیاده (دوپلکس) است. پروژه حاضر مربوط به یک واحد سواره‌پیاده است که فضاهای خصوصی و عمومی آن با یک دستگاه پله یک‌طرفه، از یکدیگر تفکیک شده‌اند. در تراز همکف این واحد، یک فضای نشیمن با ارتفاع حدود ۶ متر وجود دارد که به‌وسیله پنجره‌هایی بلند، به یک حیاط خصوصی با مساحت حدودا ۵۰ مترمربع مشرف است.
مالکین پروژه زوج جوانی هستند که این واحد را برای شروع زندگی مشترک خریداری کرده بودند، ولی با توجه به گذشت حدود ۴۰ سال از ساخت این ساختمان، فضای داخلی آن نیازمند تغییرات اساسی بود. همچنین با توجه به عمر بنا، سیستم تاسیسات مکانیکی (سرمایش و گرمایش) آن باید کاملا بازطراحی، و با سیستمی به‌روزتر جایگزین می‌شد. لذا این تغییرات کمک کرد تا با حذف کانال‌های کولر آبی، ارتفاع سقف‌ها در تزار همکف (آشپزخانه) و اول (اتاق‌های خواب و نشیمن تلویزیون) بیشتر، و در نتیجه، کیفیت فضایی بهتری ایجاد شود. همچنین تاسیسات الکتریکی آن به سیستم هوشمند مجهز شد که زندگی در یک واحد دوپلکس را راحت‌تر خواهد کرد.
در طراحی این پروژه سعی بر آن بود تا تمامی فضاها هم‌سو با خواسته‌ها و نیازهای کارفرما طراحی شوند. لذا اتاق‌های پروژه از سه اتاق خواب کوچک، به اتاقی با مساحت ۴۰ مترمربع، به عنوان اتاق خواب، اتاق لباس، حمام و سرویس بهداشتی، و همچنین یک اتاق ۲۵ مترمربعی به عنوان اتاق خواب مهمان، به همراه حمام و سرویس بهداشتی جداگانه برای آن تبدیل شد.
ارتفاع زیاد سالن پذیرایی سبب شده بود تا تناسبات فضای نشیمن نامتوازن به نظر آید. از این‌رو، سعی شد تا با طراحی دیوارکوب‌های چوبی، تناسبات این فضا تعدیل شود. همچنین با تغییر جان‌پناه چوبی پله به جان‌پناه شیشه‌ای، تلاش بر آن بوده است تا فضای نشیمن بزرگ‌تر به نظر آید. لذا به این منظور، سازه پله موجود تقویت شده است. همچنین با بزرگ‌کردن پله اول به عنوان سکوی نشستن، فضای نشیمن بیشتری به سالن پذیرایی افزوده شد.
سازه ساختمان فلزی است و در نقطه اتصال تیر و ستون‌ها، لچکی‌های بزرگی ایجاد شده است که برای دیده‌نشدن آنها می‌بایست ارتفاع سقف را تا زیر آنها کاهش داد، اما در این پروژه، با طراحی چراغ‌های دیواری در کنج ستون‌ها، سعی شد تا حد امکان ارتفاع سقف را حفظ کنیم.
در نهایت، از موضوعات مهم این پروژه، نقش کارفرما در پیش‌برد کیفی آن است. حضور مستمر کارفرما در کنار تیم طراحی و اجرایی، و همزمان، ایجاد فضایی باز و پویا برای خلق و پیادهسازی ایده‌های تیم معماری، کمک کرد تا این پروژه با وجود چالش‌هایی از قبیل شرایط سخت کاری در دوران پندمی کرونا، و مشکلات ناشی از تحریم‌ها و سختی خرید ملزومات و مصالح در این مقطع زمانی، مطابق با خواسته‌ها و انتظارات تکمیل شود.

Boulevard apartment is located on the ground floor of Isfahan Boulevard residential and commercial complex. This building was built in 1979, near the Zayandehrud River, and its residential part includes two types of flat and duplex. The project is related to a duplex unit that its private and public spaces are separated from each other. In the ground floor of this unit, there is a living space with a ceiling height of about 6 meters, and this space overlooks a private yard with an area of about 50 square meters, through tall windows.
The project owners are a young couple who bought the unit to start living together; But due to the fact that about 40 years have passed since the construction of this building, its interior space needed fundamental changes. Also, considering the life of the building, its mechanical system (cooling and heating) should be completely redesigned, and replaced with a more up-to-date system; So, these changes helped to eliminate the height of the ceiling, by removing the ducts. Its electrical installations are also equipped with an intelligent system, that will make life easier in a duplex unit.
In designing this project, we tried to design all the spaces in accordance with the wishes and needs of the client; So, the project rooms changed from three small bedrooms to a room with an area of 40 square meters, as a bedroom, dressing room, bathroom and sanitary service, as well as a 25 square meter room became a guest bedroom with a separate bathroom and toilet for it.
The height of the living room made the proportions seem unbalanced; So, an attempt was made to adjust the proportions of this space, by designing wooden walls. Also, by changing the wooden handrail to the glass one, the living space looks bigger.
Finally, one of the important issues of this project is the role of the client in promoting the quality. The continuous presence of the client, together with the design and construction team, and at the same time, creating an open and dynamic space for the creation and implementation of the ideas of the architectural team, helped this project despite challenges such as hard working conditions during the Corona Pandemic period, and due to sanctions and difficulty in purchasing supplies and materials, to be completed in accordance with the demands and expectations at this time.
