ساختمان شماره ۲۴ خیابان لادن، بنایی است مسکونی در زمینی جنوبی به مساحت ۷۳۶ مترمربع که در یکی از خیابان‌های حدفاصل دو خیابان شیراز شمالی و شيخ بهایی، به نام لادن واقع شده است. بنا دارای يک طبقه زیرزمین به مساحت ۴۳۷ مترمربع، طبقه همکف به همان مساحت و ۶ طبقه مسکونی است که هر طبقه دو واحد ۲۱۰ مترمربعی را در خود جای داده است.
پروژه مسکونی لادن ۲۴ در قطعه‌ای مستطیل‌شکل و محصور در همسایگی‌های شهری است. بنابراین تنها وجهی از این بنا که در تعامل با شهر است، نمای شمالی آن است. از طرفی، کشیدگی و تناسبات زمین نیز عمق نورگیری در داخل ساختمان را کم می‌کرد. لذا اولویت اصلی طرح، به حداکثر رساندن نور و کیفیات فضایی با استفاده از پنجره‌های حداکثری بود. همچنین این عامل تعامل فضای اقامتی با شهر می‌بایست نمایشي دلچسب و پویا از بیرون می‌داشت. لذا صفحه نما به قطعات خردی تقسیم شده که این قطعات با جلو و عقب شدن و گرفتن زوایای کم نسبت به یکدیگر در محدوده مجاز ساخت‌وساز، تحرک را به این نما برگردانده‌اند. این قطعات نماینده همان واحدهای مسکونی داخلی هستند که امتداد آنها حجم‌هایی را در نما شکل داده که هرکدام متعلق به یک خانوار هستند. بدین‌ترتیب، به واسطه نیاز به نور بیشتر، فضای عمومی واحدها تمام‌قد با شیشه در نما به نمایش در می‌آيد. بخش‌هایی نیز که در فضای داخل گوشه‌های ناموزون ایجاد می‌کردند، از داخل حذف و به صورت فرورفتگی حجمی کوچک، برای نگهداری گل و گیاه در نظر گرفته شده‌اند.
هر طبقه مسکونی ساختمان با امتدادی شمالی ـ جنوبی تقسیم شده و واحدهایی را در غرب و شرق مجزا ساخته است که هرکدام دید، نور و تهویه از هر دو سمت شمال و جنوب را دارند. اتاق‌های خواب در مجاورت جبهه آرام حياط شکل گرفته و با کریدوری بلند از فضای عمومی آپارتمان جدا شده‌اند که محرمیت و آسایش آنها را به بیشترین حد ممکن می‌رساند. پذیرایی و نشیمن آپارتمان‌ها نیز مشرف به خیابان لادن است و فضای آشپزخانه ارتباط بصری کنترل‌شده‌ای با فضای پذیرایی دارد، ولی از سمت نشیمن خصوصی کاملا با آن عجین شده است و به نوعی فضایی دلچسب و یکپارچه را شکل می‌دهد که بخش عمده‌ای از زندگی در آن اتفاق خواهد افتاد.
در طراحی داخلی واحدها سعی شده است از کانسپتی مدرن و مصالحی با رنگ‌های روشن در کف، دیواره‌ها و سقف استفاده شود و پنجره‌هایی با سطوح بزرگ که بیشترین نور ممکن را در داخل تدارک می‌بینند، به این ایده طراحی داخلی کمک می‌کند. پلکان اصلی نیز حسب ملزومات آتش‌نشانی، به نمای شمالی و هوای آزاد دسترسی مستقیم دارد و در طبقات، با مجاورت لابی آسانسور و این پلکان، تامین نور و هوای تازه تا عمق فضاهای مشاع ممکن می‌شود. بدین‌ترتیب، ورود به آپارتمان‌ها از فضایی با کیفیتی ممتاز صورت خواهد پذیرفت که طرح مدرن این فضاها نیز آن را خاص‌تر می‌کند.
ارتفاع لابی سه متر است و حدود ۹۰ مترمربع فضای مناسب و مبلمان مدرن برای استقبال و پذیرایی از مهمانان و استقرار لابی‌من را در خود جای داده است. در بام ـ باغ ساختمان نیز فضایی دنج و محصور برای برگزاری نشست‌های خانوادگی تدارک دیده شده است. همچنین يک اتاق ورزش با تهویه مناسب و يک سوئیت مستقل سرایداری با نور و تهویه مستقيم از خیابان لادن، در زیرزمین استقرار یافته است.

Ladan 24 is an apartment complex which is located in the south of Ladan Street in Tehran. The area of the ground is about 736 sqm and the building has eight floors included basement, ground floor, and six residential floors. Area of each floor is about 430 sqm and residential floors divided into two units by area of 210 sqm.
In this project, our land surrounded by the neighbors in three sides; So, it can interact with the city, only by its northern facade. On the other hand, its elongation causes to reduce light which can bright interior spaces; Then, we decided to increase the transparent element of elevation to maximum. By this approach, we need to determine solid parts of façade as elements which can interact by its neighbors and civic atmosphere very well. So, this solid parts start rotating to different side, to make the scenes more attractive and provide varied views can be experienced by the citizens. In fact, these frames are actually the same residences which extended to façade, to present more activity and dynamism of volume, and to deal with the city, and also the transparent skin provide more light and views for interior.
About the arrangement of spaces and functions, what we must notice, is that each apartment because of changing privacy, is divided into three zones: public living room, family space, and private zone. The kitchen in the family space connected with the public living room, by a controlled buffer, but it is directly joined and connected to the family sitting room.
In our interior theme, we use a very single and minimal concept for our interior elements. The idea is to present all the surfaces by light opaque color. In the residential spaces, this opaque theme turns to a warm variety and in the circulation spaces, this color turns to gray. As an example, for the lobby, we apply two contrasting color and combine them with a linear lightening system; A gray stone is selected for foreground, which starts from the floor and turns to the wall, and finally extents to the ceiling, and a kind of sheet stone with the light color is selected for background. What is important about the parking and basement, is that we try to keep the same idea about theme, color, concept, details which emphasizing edges, and so on, but in this case, we arrange materials and form horizontally, in contrast with lobby where everything arrange vertically.
In our concept, every element and accessory is selected in a minimal form and light opaque color. For emphasizing to some decorative elements like white kitchen’s island and to prepare a different atmosphere to residence, we apply a warm contrasting color to them. There is a brown walnut cover table and closet in its icy background, to make an eye-catching sense. Floor is so simple and ceiling is wrinkled in somewhere, to located lighting system in it.
