پروژه بیم آفیس در طبقه سوم یک ساختمان اداری واقع شده و ایده اصلی آن بر اساس پروژه‌هایی بر پایه تکنولوژی BIM ساخته و پرداخته شده است. از این‌رو، پروژه به دو بخش پارامتریک با جزئیات بالا، و غیرپارامتریک با جزئیات کمتر تقسیم شده است. سقف پارامتریک پروژه، به‌خصوص در گوشه‌سازی‌ها، برگرفته از مقرنس‌سازی و گوشه‌سازی در معماری ایرانی است که به منظور دست‌یابی به این هدف، از ۳۰۰۰ لوور پارامتریک استفاده شده است.
طرح پیشین پروژه بسیار ناخوشایند و مساحت فضاهای کم‌اهمیت آن بیش از اندازه بود، در نتیجه، سقف پروژه و تمامی فضاهای آن تخریب و از ابتدا طراحی شدند. آشپزخانه پروژه نیز دارای مساحت بیش از اندازه و فاقد کیفیت لازم بود و ارتباط مناسبی با سایر فضاها نداشت. از این‌رو، با ایجاد تغییراتی کلی، آشپزخانه را جابه‌جا کردیم و مساحت آن را کاهش دادیم که با توجه به این جابه‌جایی، فضای کافی به منظور طراحی اتاق جلسات فراهم شد.
سقف اتاق جلسات که در امتداد لابی پروژه است، به صورت کاملا پارامتریک طراحی شده است. رنگ کف این اتاق و برش انتهایی لوورهای پارامتریک سقف آن به رنگ آبی ایرانی است. این رنگ علاوه بر این‌که رنگی پرکاربرد در معماری ایرانی است، رنگ سازمانی پروژه و همچنین رنگ برگرفته از تکنولوژی BIM نیز است.

The project is located on the third floor of an office building. The main idea of the project is based on BIM technology. Therefore, the project is designed completely parametrically. So, it divided into parametric parts with high details, and non-parametric parts with less details. The parametric ceiling of the project, especially in the cornering, is derived from the cornering of Iranian architecture. In order to achieve this goal, 3000 parametric louvers have been used.
The previous design of the project was very unpleasant and its unimportant spaces’ area was too much; So, all the spaces of the project, even its ceiling, were destroyed and redesigned. The kitchen of the project had an excessive area and a lack of proper connection with other spaces, and it also did not have the required quality. Therefore, by making general changes, we moved the kitchen and reduced its area. According to these changes, enough space was provided for the design of the meeting room.
The ceiling of meeting room, which is along the lobby of the project, is completely parametrically designed. The color of the floor of this room and the end cut of the parametric louvers of its ceiling is Persian blue. In addition to being a widely used color in Iranian architecture, this color is the organizational color of the project, as well as the color derived from BIM technology.
